# Demountable Office Partitions: Cost and Reuse

Updated 21 October 2026. By Office Refurbishment London.

Short answer

## What are demountable partitions?

Demountable partitions are modular wall systems, glazed, solid or a mix, built from prefabricated panels and frames that can be taken down and reinstalled with little damage or waste. They cost more upfront than plasterboard but can be moved when layouts change and removed more cleanly at lease end.

Most office walls are plasterboard on metal studs: quick, cheap and solid, but permanent. When the layout changes or the lease ends, they are demolished, generating waste and damage to floors and ceilings that then needs making good. Demountable partitions take a different approach. They are engineered systems of panels, frames and connectors that clip together, so walls can be taken down, rearranged or moved to another building. We use them where flexibility, speed or reuse justify the extra upfront cost.

| | Demountable partition | Plasterboard stud partition |
| --- | --- | --- |
| Construction | Prefabricated panels and frames | Studs, boards, tape and paint on site |
| Upfront cost | Higher | Lower (about £180–£320 per linear metre) |
| Installation speed | Fast, little wet work | Slower, includes drying and decoration |
| Mess and disruption | Low | Higher |
| Reconfiguration | Can be moved and reused | Demolish and rebuild |
| Lease-end removal | Cleaner and quicker | Demolition and making good |
| Finishes | Factory finishes, glass, laminates, fabrics | Paint, wallcoverings |
| Acoustics | Good with the right spec | Good, especially acoustic stud (£250–£450 per linear metre) |

## Types of demountable partition

- **Fully glazed**: single or double-glazed panels in a demountable frame. See [glass office partitions](https://officerefurbishmentlondon.com/guides/glass-office-partitions-london).

- **Solid panel**: steel or board panels with factory finishes, often with acoustic infill.

- **Mixed glazed and solid**: combinations to give privacy at low level and light above.

- **Storage walls**: partitions that include cupboards or lockers as part of the wall.

- **Movable walls**: operable walls that slide or fold to combine rooms, a related but different product.

## How much do demountable partitions cost?

Demountable systems cost more per metre than plasterboard. Glazed demountable systems typically sit in the same range as other glass partitions, about £350 to £600 per linear metre installed for single glazed and £600 to £1,000 for double-glazed acoustic systems in London, excluding VAT. Solid demountable panels vary with finish and acoustic specification. Our [office partitions](https://officerefurbishmentlondon.com/guides/office-partitions) guide compares the main options.

The extra cost can be recovered if:

- You expect to change the layout during the lease

- You plan to take partitions with you to a new office

- Your lease requires reinstatement to open plan at the end

- You need minimal disruption during installation in an occupied office

## Demountable partitions and dilapidations

At the end of a lease, landlords often require tenants to remove their alterations and return the space to Cat A. Plasterboard partitions are demolished and the ceiling grid, floor and services around them need repairing. Demountable systems can be unclipped and removed with much less damage. That can reduce reinstatement time and cost. See [office dilapidations](https://officerefurbishmentlondon.com/guides/office-dilapidations-london), [office strip-out](https://officerefurbishmentlondon.com/guides/office-strip-out-london) and [what are dilapidations?](https://officerefurbishmentlondon.com/guides/what-are-dilapidations).

## Acoustic performance

Demountable partitions can achieve good sound insulation, but the details matter:

- Panel construction and acoustic infill

- Double glazing for glazed sections

- Perimeter seals at floor, ceiling and walls

- Doors with acoustic seals and drop-down thresholds

- Sealing ceiling and floor voids

See our guide to [acoustic office partitions](https://officerefurbishmentlondon.com/guides/acoustic-office-partitions) for how sound ratings work.

## Installing demountable partitions in an occupied office

Because components are made off site and installation involves little cutting, plastering or painting, demountable systems are well suited to occupied offices. Work can often be done out of hours with minimal dust and noise. Our guide to [how long office refurbishment takes](https://officerefurbishmentlondon.com/guides/how-long-does-office-refurbishment-take) covers programme planning.

## Reusing partitions in a new office

Taking partitions to a new office can make sense, but it depends on:

- Ceiling heights in the new building

- Whether the layout can use the same panel sizes

- The condition of panels after removal

- Compatibility with the new building's ceilings, floors and fire strategy

Typically, a proportion of new components is needed. We assess whether reuse is cost-effective before you plan your move; see [office relocation in London](https://officerefurbishmentlondon.com/guides/office-relocation-london).

## Sustainability benefits

Reusing panels and frames reduces construction waste, avoids repeated demolition and can support sustainability goals and building certifications. Many systems are also designed to be recycled at the end of their life.

## Demountable vs stud: which should you choose?

| Situation | Usually better |
| --- | --- |
| Short lease or likely layout changes | Demountable |
| Long lease, stable layout, tight budget | Stud |
| Occupied office, minimal disruption | Demountable |
| Solid walls for WCs and plant rooms | Stud |
| Highest acoustic separation on a budget | Acoustic stud |
| Plan to move partitions to a new office | Demountable |

## Fire safety and building regulations

Demountable partitions must meet the same Building Regulations as any other partition, including fire resistance where required, safety glazing and manifestation. Fire-rated demountable systems are available. See [office refurbishment planning permission and building regulations](https://officerefurbishmentlondon.com/guides/office-refurbishment-planning-permission-building-regs).

## What affects the cost of demountable partitions?

- **Panel type**: glazed, solid laminate, fabric-faced or steel panels are priced differently

- **Acoustic specification**: higher ratings need thicker panels, infill and better seals

- **Height**: taller partitions need stronger frames and larger panels

- **Doors**: glazed, timber or solid-core, with or without access control

- **Integrated features**: blinds, power, data, whiteboards or storage within the wall

- **Site conditions**: uneven floors, bulkheads and services in the way of the head track

## Who owns the partitions?

When you install demountable partitions, it is worth agreeing with your landlord at the outset whether they are treated as tenant's fixtures you can remove, and whether you will be required to remove them at lease end. Recording this in the licence for alterations avoids disputes later and can make dilapidations negotiations simpler.

## Demountable partitions for small offices

Even in a small office, a single demountable meeting room can be worth considering if you rent on a short lease or expect to move within a few years. It gives you a room you can take with you, rather than paying to build and then remove a stud wall. See [small office fit-outs](https://officerefurbishmentlondon.com/guides/small-office-fit-out).

## Lead times and programme

Because demountable systems are manufactured off site, the lead time between order and installation is usually longer than for stud walls, often several weeks. Installation itself is quicker, with no drying time and little decoration. On a fixed move date, ordering early and confirming site dimensions accurately are the keys to staying on programme.

## Maintenance and adjustments

Demountable partitions need little maintenance beyond cleaning and occasional adjustment of doors and seals. Damaged panels can often be replaced individually rather than repairing a whole wall, and finishes can sometimes be changed by swapping panel faces, which is useful when rebranding or refreshing an office.

## Demountable partitions and hybrid working

Hybrid working has changed how offices are used, and many businesses are still adjusting the balance between desks, meeting rooms and collaboration space. Demountable systems let you add focus rooms or remove meeting rooms as patterns settle, without a full refurbishment each time.

## Planning the layout so partitions can move later

Demountable systems only pay off if the layout around them is planned for change. We set out the ceiling grid, lighting and air conditioning so a wall can move without leaving a room with no supply or extract. Floor boxes and data points are spaced so a new room still has power and connectivity, and sprinkler heads are kept clear of likely partition lines. Keeping a record of the panels, doors and glazing modules you own also helps, because spare components can be reused when a team grows or a meeting room is split into two focus rooms.

## Frequently asked questions

### Are demountable partitions cheaper than stud walls?

Usually not upfront. Plasterboard stud partitions are cheaper to build, but demountable systems can save money over time if layouts change or partitions must be removed at lease end.

### Can demountable partitions be reused?

Yes. Panels, frames and doors can usually be dismantled and reinstalled in a new layout or a new office, although some new components and adjustments are typically needed.

### Are demountable partitions soundproof?

They can achieve good acoustic performance with the right panels, glazing and seals, and attention to ceiling and floor voids.

### Do demountable partitions help with dilapidations?

They can. Because they come down cleanly, reinstatement is faster and causes less damage to floors and ceilings than demolishing stud walls.

### How long do demountable partitions take to install?

Installation is usually fast once components are manufactured, because there is little wet work or drying time.
