Office Carpet Tiles Supply and Fit, London

Short answer

How much do office carpet tiles cost to supply and fit in London?

Typically £45 to £130 per m² supplied and fitted in London, excluding VAT. Contract loop-pile ranges sit at the lower end; designer and solution-dyed ranges, planks and acoustic backings at the upper end. Uplift of old flooring, floor preparation and out-of-hours work add to the price.

Carpet tiles are the default floor finish in most London offices, and for good reason. They sit neatly on raised access floors, lift out to reach floor boxes and cabling, absorb noise, and can be replaced one at a time when damaged. We supply and fit carpet tiles as part of office refurbishments and Cat A and Cat B fit-outs, and as standalone recarpeting projects for occupied offices across London.

Why carpet tiles suit offices

  • Raised floors: tiles sit on access floor panels, so services underneath remain reachable.
  • Easy repairs: a stained or worn tile can be swapped without replacing a whole room.
  • Acoustics: carpet absorbs impact noise and reduces echo in open-plan spaces.
  • Speed: large areas can be laid quickly, often out of hours.
  • Design flexibility: colours and patterns can zone areas and guide people around the floor.
  • Sustainability: many ranges contain recycled content and can be recycled through take-back schemes.

Types of office carpet tile

Loop pile. Hard-wearing and practical, the workhorse of most offices.

Cut pile. Softer underfoot with a more luxurious feel, typically used in quieter areas.

Tufted and textured. Patterned or multi-level surfaces that hide wear and soiling.

Planks. Long rectangular tiles for a more contemporary look and pattern options such as herringbone.

Acoustic backed. Cushioned or felt backings that improve both comfort and impact sound reduction.

What affects the cost?

  • Range and specification: fibre type, construction and backing
  • Area and layout: large open floors are cheaper per m² than small rooms
  • Uplift and disposal: removing existing carpet and adhesive
  • Preparation: levelling, repairs to raised floor panels, primer
  • Access and timing: out-of-hours working, lifts, loading bay restrictions
  • Furniture moves: lifting and replacing desks in occupied offices

Carpet tiles over raised access floors

Most London Cat A offices have raised access floors made of steel or chipboard panels on adjustable pedestals. Carpet tiles are laid over these with a tackifier adhesive so they stay in place but can be lifted. Tiles should be laid offset from panel joints so floor boxes and access panels can still be opened easily. Damaged or rocking floor panels should be fixed before carpeting. See our guide to Cat A fit-outs in London for what a typical Cat A floor includes.

Carpet replacement is often combined with redecoration and lighting upgrades in a light refurbishment. See office refurbishment cost.

How long do carpet tiles last?

Good contract tiles typically last 10 to 15 years in normal office use. Heavy traffic routes and areas under chairs wear faster; chair mats and entrance matting help. Rotating or replacing individual worn tiles extends the life of the floor.

Carpet tiles and dilapidations

At the end of a lease, landlords often require floor finishes to be replaced or left in a specified condition. New carpet tiles are a common item in schedules of dilapidations. See schedule of dilapidations and office dilapidations in London.

Choosing colours and patterns

Darker and patterned tiles hide soiling better; very light colours show wear quickly. Many offices use a neutral base with accent colours or patterns to mark zones such as collaboration areas and walkways. For layout and design inspiration, see modern office design ideas.

Cleaning and maintenance

  • Vacuum daily in high-traffic areas
  • Use entrance matting to trap dirt
  • Spot-clean spills promptly
  • Schedule deep cleaning at regular intervals
  • Keep spare tiles from the same batch for colour-matched replacements

Fire and safety

Office floor coverings should meet the relevant fire classification for their location, particularly on escape routes. Contract ranges are tested and classified, and we specify accordingly.

Carpet tiles and sustainability

Many contract carpet tile ranges now include recycled content in the yarn or backing, and some manufacturers run take-back schemes so old tiles can be recycled rather than sent to landfill. If your business reports on sustainability, or the building is targeting an environmental rating, ask for product declarations when choosing a range. Keeping spare tiles and replacing worn areas individually also reduces waste over the life of the floor.

How many spare tiles should you keep?

Keeping a small stock of spare tiles from the same production batch makes it easy to replace stained or worn tiles without visible colour differences. A few per cent of the installed area is a common allowance, stored flat in a dry place. Spare tiles are also useful at lease end, when individual damaged tiles can be replaced rather than recarpeting a whole floor.

Carpet tiles in small offices

Small offices benefit from carpet tiles too. A suite of a few thousand square feet can often be recarpeted over a single weekend, including furniture moves, so the business opens on Monday with a new floor. See small office fit-outs for other quick improvements.

How to compare carpet tile quotes

Make sure each quote states the product range, the area measured, whether uplift and disposal are included, what floor preparation is allowed for, the adhesive system, whether furniture moves are included and the working hours assumed. Quotes that look cheaper often exclude preparation or out-of-hours working.

Looking after carpet tiles once they are down

A simple maintenance routine adds years to a carpet tile floor. Daily vacuuming of walkways and a periodic deep clean keep grit from wearing the pile. Entrance matting at the door and lift lobby traps much of the dirt before it spreads. Rotating tiles from low-traffic areas into worn routes, or swapping in spares, evens out wear and keeps the floor looking uniform. Keep a box of spare tiles from the same batch, because dye lots vary and a later order can look different. We hand over spares and care notes at the end of every flooring job.

Frequently asked questions

Why are carpet tiles used in offices?
They are quick to lay over raised access floors, give access to floor boxes and cables, can be replaced individually and reduce noise.
How long do office carpet tiles last?
Good contract carpet tiles often last 10 to 15 years, depending on footfall, chair use and cleaning.
Can carpet tiles be laid over existing flooring?
Sometimes, if the existing floor is flat, sound and compatible, but uplifting old flooring usually gives a better and longer-lasting result.
Can carpet tiles be fitted out of hours?
Yes. Offices are often carpeted in zones over evenings and weekends so the business can keep working.
Are carpet tiles good for acoustics?
Yes. Carpet absorbs footfall noise and reduces sound reflection, and acoustic backings improve this further.
