Office fit-out in inner London

Areas: City of London, Westminster, Camden, Hackney, Hammersmith and Fulham, Haringey, Islington, Kensington and Chelsea, Lambeth, Lewisham, Newham, Southwark, Tower Hamlets, Wandsworth.

The City of London and the West End have many older and listed buildings. Works to a listed building that affect its character need listed building consent from the local planning authority, in addition to your landlord’s licence for alterations. Office fit-out in north and north-west London

Boroughs: Barnet, Brent, Enfield, Harrow.

Any building constructed before 2000 may contain asbestos. Before refurbishment work starts, asbestos in the areas affected has to be identified, usually with a refurbishment and demolition survey. The HSE’s asbestos guidance explains the duties; ask your contractor how they will handle it.

Office fit-out in east and north-east London

Boroughs: Barking and Dagenham, Havering, Redbridge, Waltham Forest.

Most fit-outs that affect fire safety, means of escape, ventilation or electrical installations need Building Regulations approval. Your contractor or designer should tell you which approvals your project needs and who will apply for them.

Office fit-out in south-east London

Boroughs: Bexley, Bromley, Greenwich.

CDM 2015 applies to office fit-outs of every size. As the client you have duties, including appointing a principal designer and principal contractor when more than one contractor is involved. Our guide to choosing a fit-out company covers this.

Office fit-out in south and south-west London

Boroughs: Croydon, Kingston upon Thames, Merton, Sutton.

If you lease your office, check the alteration and reinstatement clauses before you design. You will usually need the landlord’s licence for alterations, and what you install now can affect your dilapidations at the end of the lease (see our dilapidations guide).

Office fit-out in west London

Boroughs: Ealing, Hillingdon, Hounslow, Richmond upon Thames.

Under the minimum energy efficiency standard, most let commercial property in England and Wales must have an EPC rating of at least E. A refurbishment is a good moment to improve energy performance, for example with LED lighting and better controls.
