Suspended Ceiling Installation for Offices: Cost per m²
Short answer
How much does a suspended ceiling cost per m² in London?
A standard grid and mineral tile ceiling typically costs about £30 to £50 per m² supplied and installed in London, excluding VAT. Acoustic tiles usually run about £45 to £70 per m², and MF plasterboard ceilings about £50 to £80. Lighting, removal of the old ceiling and out-of-hours work are extra.
Suspended ceilings are the hidden backbone of most London offices. Above the tiles sit the ductwork, cabling, sprinkler pipes and lighting connections that keep the floor working; below, the ceiling sets the light levels, the acoustics and much of the look of the space. We install and replace suspended ceilings as part of Cat A and Cat B fit-outs and as standalone projects, including re-tiling, acoustic upgrades and ceilings integrated with new LED lighting.
| Ceiling type | Typical London cost per m² (supplied and installed, ex VAT) | Typical use |
|---|---|---|
| Re-tiling an existing sound grid | From about £15–£20 | Quick refresh |
| Standard exposed grid with mineral tiles | About £30–£50 | General office areas, Cat A |
| Acoustic tiles in exposed grid | About £45–£70 | Open plan, meeting rooms |
| Concealed or tegular grid | Higher than exposed grid | Receptions, client areas |
| MF plasterboard ceiling | About £50–£80 | Meeting rooms, bulkheads, WCs |
| Fire-rated ceiling systems | Higher, depends on rating | Where required by fire strategy |
| Metal tile systems | Higher | Premium spaces |
Prices vary with area, height, access and services. Small areas cost more per m² because setup is spread over fewer square metres.
Types of suspended ceiling
Exposed grid (lay-in). A visible metal grid holding 600 × 600 mm tiles. The most common office ceiling, quick to install and easy to access.
Tegular and concealed grid. Tiles with a stepped edge, or a grid hidden behind the tiles, for a cleaner look.
MF (metal furring) plasterboard. A metal frame with plasterboard fixed underneath, taped, jointed and painted. Seamless, used for meeting rooms, bulkheads and feature areas, with access panels for services.
Acoustic ceilings. Tiles or panels with high sound absorption, sometimes combined with ceiling rafts or baffles in open-plan spaces.
Open or exposed soffits. No ceiling at all, with services left visible, popular in creative offices but needing acoustic treatment elsewhere.

What does a suspended ceiling installation involve?
| Stage | What happens |
|---|---|
| Survey | Measure, check soffit, services and any asbestos survey requirements |
| Design | Grid layout coordinated with lights, diffusers, sprinklers and detectors |
| Strip-out | Remove old ceiling if replacing |
| Install grid | Perimeter trims, hangers and main and cross tees set level |
| Services | Coordinate with electricians and mechanical trades |
| Tiles | Fit tiles, cut around fittings |
| Handover | Check levels, access and cleaning |
What affects ceiling costs?
- Tile and grid specification
- Ceiling height and access: higher ceilings need towers or platforms
- Services density: lots of lights, diffusers and sprinklers mean more cutting
- Strip-out: removing and disposing of an old ceiling
- Occupied buildings: out-of-hours working and protection
- Asbestos: surveys and specialist removal where present
The ceiling is part of the Cat A package in many buildings. See Cat A fit-outs in London and office fit-out cost per sq ft and m² for how ceilings fit into the overall budget.

Request a quoteCeilings and lighting
Most new office ceilings are designed around LED lighting: either 600 × 600 mm panels that drop into the grid or downlights and linear fittings cut into tiles. Lighting should be designed for the layout, with controls such as presence detection and daylight dimming. Ceiling and lighting work are usually planned together to avoid wasted tiles and reworking.
Acoustic performance
Ceilings play a major role in office acoustics. High-absorption tiles reduce reverberation in open-plan areas. For meeting rooms, the void above partitions should be sealed with acoustic barriers so sound does not pass over the wall. See acoustic office partitions.
Fire safety and building regulations
Ceilings may form part of the fire strategy, either by protecting the void or contributing to fire resistance. Changes to ceilings, sprinkler heads and smoke detectors must be coordinated and comply with Building Regulations. See office refurbishment planning permission and building regulations.
Replacing ceilings in an occupied office
Ceilings can be replaced in zones, out of hours, with furniture protected and dust controlled. Programmes are planned around the business. Our guide to how long office refurbishment takes covers typical timescales.
Ceilings and dilapidations
At lease end, landlords often require ceilings to be returned to Cat A condition: damaged or stained tiles replaced, grids repaired and tenant bulkheads removed. Ceilings are a frequent item in schedules of dilapidations. See office dilapidations in London and office strip-out.

Re-tiling vs full replacement
| Situation | Usually best |
|---|---|
| Grid sound and level, tiles stained | Re-tile |
| Grid damaged, bent or out of level | Replace grid and tiles |
| Layout changing with new lighting | Replace or modify grid |
| Acoustic upgrade only | Replace tiles with acoustic tiles; add rafts |
| Older building with possible asbestos | Survey first, then decide |
Ceiling heights and voids
The depth of the ceiling void affects what can fit above: ductwork, cable trays, sprinkler pipes and lighting connections. In older buildings with low slab-to-slab heights, a shallow void may limit air conditioning options or require an open-soffit approach. We check void depths at survey so the ceiling design works with the mechanical and electrical design rather than against it.
Ceiling tiles and sustainability
Many mineral fibre and metal ceiling tiles contain recycled content, and some manufacturers recycle old tiles from strip-outs. Re-tiling an existing sound grid instead of replacing it also reduces waste. If your project has sustainability targets, ask for tiles with recycled content and a take-back route for the old ones.
Common ceiling problems we fix
- Stained or sagging tiles from old leaks
- Grids knocked out of level by other trades working in the void
- Mismatched tiles from years of piecemeal replacement
- Poor acoustics in open-plan spaces with hard ceilings
- Old fluorescent lighting that no longer suits the layout
How long does ceiling installation take?
| Area | Typical installation time |
|---|---|
| Single meeting room | One day |
| Small office suite | A few days |
| Typical office floor | One to two weeks, depending on services |
| Phased work in an occupied office | Longer, planned zone by zone |
Ceiling work is usually sequenced with mechanical and electrical trades: first-fix services, then grid, then lighting and tiles. Delays in one trade affect the others, so coordination is built into the programme.
Ceiling options for meeting rooms
Meeting rooms often benefit from an MF plasterboard ceiling or a high-performance acoustic tile, combined with a sealed void above the partitions. Plasterboard gives a clean look and better sound separation; acoustic tiles reduce echo inside the room. For video calls, reducing reverberation is just as important as stopping sound escaping, so both are considered together.
Working out of hours in occupied offices
Many ceiling jobs in London happen while the business keeps trading. In that case we usually work evenings and weekends, sheet over desks and equipment, and clean down before staff arrive the next morning. Tiles are lifted and replaced in zones so any section left open overnight is small and safe. Where the ceiling void holds data cabling or fire alarm wiring, we agree access with your IT provider and the building's fire alarm engineer in advance. Planning the zones this way lets you replace a full floor of ceiling without losing a working day.
